Jane, Both Buyer and Seller in Chesapeake, VA

What percentage of the asking price are homes selling for in Keller, TX? Is it a true buyer's market? Thanks!

Hi Jane,

I hope you have been happy with the answers you've received so far.

I wanted to respond not only as a Realtor but as someone who lives in Keller. I have clients, people at my kids schools and perfect strangers approach me with this very same question. Keller has been watching a steady stream of growth! In fact Money Magazine just released its Top 100 places to live and Keller, TX was ranked #7!!!! So to answer your question most houses in Keller are selling pretty close to their listed price (95% or better.) Here is some information for you to take a look at and the easy answer to your question is 95.9% of the asking prices. The real estate market here in Texas is nothing like what is happening in the Northeast and around the Country.

Hi Jane!

I live in Keller and I must tell you, your question is a bit open ended and here are the reasons why:
Keller is experiencing growth that is not the norm in other parts of the state. Builders continued to
build and people continue to move here. Here is a link to an excerpt from "Sterling's Best Places to Live"

Can I find you a nice home in Keller that will sell below asking? YOU BET!
Are there new homes available with complimentary upgrades and amenities? YOU BET!

There are high end as well as medium range developments that will supersede your expectations, the
opportunity to find a great "deal" truly exists in Keller. The exciting part of the process is to go shopping
for a home!

Tell me the size of the home, square footage, number of bedrooms, baths, acreage, pool?, corner lot?
are schools important? dog and children friendly? All brick? Front garage facade with an alley for parking
your car? Time of year you would buy a home? New home or previously owned?

With answers to these questions, I can give you a list of homes to preview. You will see what the asking prices are as well as the property taxes. In Texas, we have no state employment tax. Home owners
support the school systems (ISD= independent school districts) by paying property taxes. Depending on your preferences - you can expect to pay between $86 - $125 (on AVERAGE) per square foot.

I also invite you to click on this link that identifies the amount of vacant homes versus occupied homes in Keller as of 2008. What is not identified here are the huge lots that have recently been cleared with plans for development. I was driving an area this evening that one month ago was nothing but tall grass and cows, tonight I noticed it had all been cleared for another development to be built!…

This is a great question HOWEVER each home "stands alone" when a buyers agent determines how submit a sales offer Investigation is required . Dallas Fort Worth area(s) are not as distressed in residential sales as other areas of USA.
