Carlson I agree with most respondents. Location, location, location varies with individual needs, wants and use. If you are intrerested in at least $52,272 savings in purchase and financing of a home at least $100k, you can't be far away I'm just a Text or phone call closer.I guaranteed in writing you will save. As one of the respondents said, we cannot give our opinion on safety or niceness of a neighborhood. You need to talk with the police department for crime stats if you want. Here is some info below about the subdivision features and that may be of interest to you.

Featuring a 15-acre community park including an open-air pavilion and private pool. Designated as a sex offender restricted neighborhood, all homeowners in the community are required to participate in background checks.

If you would like to look at homes in this or other neighborhoods you can call or email me at 806-773-4248 or You can see all the homes for sale in the Lubbock multiple listing service on my website at

In my opinion, it's not the best, not the worst. It's 100% Betenbough homes I believe. The biggest problem with these types of neighborhoods is that there are most likely several dozen houses with the same floor plans, or floor plans very similar. When 3-4 of the same layout houses are for sale, it can be difficult to unload a house. Typically these homes do not appreciate as quickly either. This is a typical starter home neighborhood as most of the houses are well under 2000 square feet.

Just as a general information to you a potential buyer, Realtors by law cannot give opinions on neighborhoods, one way or the other, for a very simple reason, as it could be misunderstood for steering, in other words directing a buyer into or out of a certain area for whatever reasons, and that is
against the law, and strictly forbidden for Realtors to do.

Therefore for similar information for you the Buyer, and by the way the impression of an area whether
it fits a families lifestyle and needs is different for everybody, and the buyers really need to do their own homework there. What Realtors can do is direct them to the various websites for additional information, as a buyer you also can stop by the local police dept. and ask, and yes once you have narrowed down a home or neighborhood you can as the future buyer, stop a neighbors' homes and ask what they like about their particular neighborhood....

The agent below gave you a website to look up, so no need for me to give it to you again.
You still should work with an experienced local Realtor, you trust, your personal Buyers Agent, his / her services will be free to you for multiple listing properties, as buyers agents are paid at the closing by the sellers side in most if not all cases.... If you like to know what all the advantages to a buyer are
get back to me and I gladly send you a list with explanations, and if you need a recommendation for
a local Realtor I can do that as well.'
Good Luck to you
