What kind of appreciation are we expecting?
What sort of average appreciation is expected in Fort Collins over the next five years. And more specifically in the 80521 part of town.

No one can answer that question with out stating that they may be wrong.
There is no way to accurately project that, it's like asking what are intrest rates going to do in five years, or Where is are economy going to be in five years. Trust those who disclose that the unknown is the unknown. Ignore the yesmen and women who just tell you what they think you want to hear. That said, I believe the economic indicators and commercial development in our area will help our housing market but there are thousands of foreclosures yet to be sold, and that may hold us back in the coming years. I wouldn't expect to see anything in high returns come for some time. Prices are still adjusting from the inflated prices many states saw years ago. When the mortgage fiasco calms down, I presume that areas throughout the US will go back to their "normal" real estate market. By normal, I don't mean high appreciating, but their historical trending. If you'd like more information on the historical trending of cities throughout the US, go to http://www.ofheo.gov and look for the first quarter reports of housing appreciation. There are records for each quarter over quarter for like 30 years. Hopefully you don't have to refi or that you aren't buying an investment property! If you have any questions, don't hesitate to ask! I think it could be low for the next few years. last year it was about 1% for single family homes. Check out the stats from last year.

Hello Jesse, We are optimistic about Fort Collins real estate market. There are several large projects currently being developed or in the planning stage. We read the Northern Colorado Business Report and feel this area has lots of potential for growth. Please see the link below, this article was written last year. Jesse - You should contact a local Realtor in your area and get them to do a range of comps using similar property data (same as your home/property) go back 3mths, 6mths, 1yr and 2yrs and see what the market treand is looking like. Are you up,down,bottom or peaking in your local market?
THIS IS VERY IMPORTANT to now as it will govern your sale and amount you can profit from more than appreciation value. If you are just looking for appreciation stats then ask the Realtor this question too - they will be able to give you the general percentage of appreciation ranges. In my area of Harrisburg PA the appreciation is about 3-7% but we are in a down cycle and in the recent 5 years appreciation has gone from 2-5% up to 10-15% in some 'pocket' areas...Hope this helps...
