The 20901 area of Silver Spring is strong. Homes in good condition with a fair list price are selling quickly with strong offer - less contingencies. The 2013 market statistics for Detached HOmes selling in 20901 are in and it's good news for Silver Spring home owners! 2013 showed a strong increase for all market indicators! Volume increased 17.7% over 2012 as a result of both an increase in the number of units sold coupled with a 12% increase in the average sold price from $385,251 in 2012 to $430,961 in 2013! What's more is the median price increased from $375,000 to $430,000! Home owners also relized sales closer to their list price, rising from 98.1% of LP in 2012 to 99.2% in 2013. And homes took less time to sell. Average days on market fell 48% from 73 days to 38 days in 2013 while median days on market also decreased from 36 days to 15 days!

The 20901 market is very strong in 2013. Many homes are selling with multiple offers, escalation clauses, and stripped down contingencies. Other homes are sitting. It really depends on the condition and price of the home and how desirable it is to consumers. Let me know if I can help.

It is a Buyers Market -there are plenty of lovely homes to choose from. In Silver Spring prices for 3 bedroom 2 bath range from 340's to 500K and some higher priced. With low interest rates and Sellers
very willing to negotiate and sell the climate could not be better to buy now! Give me a call to discuss
