Naturally, there is a significant premium for an unfurnished annual lease compared to a furnished short-term lease. The rates for holiday rentals are directly related to supply and demand and of course the condition and offerings of the particular unit. Another determining factor is the duration of the term. Weekly and Nightly rates are usually highest, Many condominium associations frown upon short-term rentals. I don't know the Palm Beach market well enough to quote rates. Every building has it's own rate structure that is determined by the owners and vacationers.

Brian-Seasonal or short term "holiday leases" are usually at a premiem . There is
implied in your search and a landlord's listing for such an arrangement that the "opportunity "
for a small "snap-shot" of living time at the property is worth a premiem. How much this should
be is determined by the parties at hand. The " experience " and the value is always subject to
"what you can get". The art of negotiation is heavily employed by all parties but probably without
regard to any formal rules of engagement ! Good Luck!! Enjoy your Holiday!

If you're an agent why are you asking other agents to do your work for you? Search the MLS or ask your broker.
