What is the range of average prices per square foot for building a home in Douglas County (Melrose, near?

Roseburg)? We already own the land and my wife (architect will design and contract building herself, thru sub-contractors. We are building 2750 single level, stone house with many upgrades. We also need names of reliable sub-contractors in the area. Thanks

FIRST ANSWER

Hi Dr. Phil.....Melrose is one of the more, if not the most, appealing locations in Roseburg west. I am a local appraiser (State Certified) in Eugene and travel to Douglas County often for new construction ranging from standard city tract home to custom, river front or large acreage.

Melrose land carries a premium, and building is not cheap now either. I can help with market analysis and unsure if you are building with cash or require a loan, which requires appraisal. I would (from the hip) suggest a per square foot budget of $75/sf average or above quality to $125/sf custom quality which I realize is a large range, but excludes land and site development (well, septic, etc...)...I would need to know more, but can help.

Example:

TLA = 2,750sf x $100 = $275,000
Deck, Appliances, FP: $20,000 (stainless steel? Lots of Decking? River Rock FP?)
Garage = 500sf x $30 = $15,000
Replacement costs new total = $310,000

Depreciation:
Physical = 0%
External = 0%
Functional = 0%
---------------------------------------
Site Development = $50,000 (landscape, fencing, road, well, septic, power, etc)
Site Value = $200,000 (could be less, could be more)

= $560,000.

Now, does market comparables support this conclusion? Please visit my website and search the Roseburg market for comparable properties for sale that might? An appraisal considers both sold and active, but present market conditions are best measured with active data.
