Yes it is a good time to buy a home in Cleveland, TN. Yes there are many homes on the market in this area. Not all of the homes are foreclosures or short sales. Yes we have been given a lick on the head like other areas, but our area has not been hit as hard as other areas.

tYe good news is that if your are looking to buy, Cfleveland is the place you want to be.. We are centuraly located close to any and everything you could want to do, our economy is strong and rates are still low. Our area is growing. It is not going to be an overnight fix on the houssing market. Sometimes it takes baby steps to get where you are going.

I just returned from the Orlando Log and Timber Show. If i talk to one more person in Fl that wants to live in the Golden Triangle where TN,NC,GA meet I will have to move there. NC was by far the favorite,TN a distant second choice. Seemed like half the people at the show were looking move there. Many had already purchased property. I am jealous

My real estate office is in Ocoee so we see the market up close. Ocoee is a nice place to be and has real potential for future growth with its close proximity to the mountains and rivers / lakes.

It is not our intention to begin a debate here, but a recent search of the Chattanooga MLS showed that homes are selling at about 96-97% of their asking price. So, yes you can offer 20% below a sellers asking price, but in this market you will not likely buy for that figure.

When people ask me about areas. I generally point out the positive or negative features which my affect prices. But generally real estate is a gamble. Its impossible to know for certain what the market will be like in a few years. Most of the factors job growth, interest rates, general interest are difficult to determine.

Cleveland is a good buy for several reasons. Local industry, proximity to recreational opportunities, short distance to the Smokies, and for many it is becoming a "bedroom community" for Chattanooga.

FIRST ANSWER

Being an East Tennessee native with family just north of you in Athens and also outside of Knoxville, it seems Cleveland has a bright next two years with the growth we are seeing in both Chattanooga and Knoxville. We're also seeing a lot folks from larger close-by cities like Nashville and Atlanta looking for vacation property in the East Tennessee hills. I think Cleveland is smart!
