What is the median sales price for a condo in Atlanta?

$144,000.00 through the fourth quarter of 2009...was $164000 in 2008 and $174000 in 2007.

Condos, lofts and townhomes combined.

My information comes from analyzing the First Multiple Listing Service data for sold listings across eight counties - Cherokee, Cobb, DeKalb, Douglas, Forsyth, Fulton, Gwinnett, and Paulding.

Each 'sub-market' has an 'average'. Each building within a sub-market will have an 'average per square foot'.

Let us know if you want info for inside the perimeter or outside of the perimeter. Then let us know the County. Then we can give you an 'average'.

We just had our FMLS Director's meeting last night, so we have more data than you really need to know.

There is an easier way to go about finding a place as a number of previous responses have alluded to - Find a good agent; tell them what you want and the general location that works for you and your family...then inspect properties to see if you can obtain the type home you want in your price range. If not, you shift your parameters and start all over.

If the average in a 'sub-market' were, say, $150,000. That means you could find condominium buildings with an average price up into the $300's and perhaps down into the 90's. So basing your search on the average for a sub-market may not be the best way to start your home-finding-expedition.

A lot of people do not understand statistics. If 3 properties sell for 50k and one sells for 650K the median is 50k the average is 200k.

Just like area, Mark, value is a very relative thing. The value of a townhome in Buckhead and one in Decatur compared to detached housing in those places is extreme, in my humble opinion. The following data from GAMLS shows the previous 24 months condo/townhome closed sales info.

I would say for the whole metro. Overall, I am looking into a condo but want to know their value in relation to a regular home...

interesting post. I always learn something from reading Trulia Q & A. I never spent much time thinking about the greater significance from a buyer's perspective (median vs average) because our MLS data is compiled using "average" when we are gathering market analysis information. Something new to consider.

Scott got my thumbs up - good answer, but this is not about "average" - all of my quoted numbers were "median" sales prices, as Mark1986 requested.

When you say "regular home" you must mean single family residences, so...see my previous answer about condos, lofts and townhomes and compare that to these single family numbers:

$168,000.00 through the fourth quarter of 2009...was $192000 in 2008 and $220000 in 2007.

All useful real estate data is hyperlocal, so these metro numbers help for comparison, but submarket analysis matters most.

I do not have the condo only answer...

What exactly are your trying to compare?
