Good question. Are you curious or are you thinking of listing your home? If you are curious, one of the online services such as Trulia or http://www.zillow.com might be able to give you a ballpark figure on what your home is worth. If you want to list your home, I would recommend finding an agent you would like to work with and he or she will work with you to price your home correctly so it will sell in a reasonable amount of time.

If you want a second opinion, getting an appraisal might be a good idea. This type of appraisal is generally shorter and less costly than the type of appraisal used for purchases and re-financing.

As of today, November 15, 2007, there are 97 homes for sale at East Costa Mesa.
There were 9 homes sold at East Costa Mesa during past thirty days.
We now have 10.77 months of inventory of homes on the market at East Costa Mesa.

The value of your properties is based upon several things as you probably know - location, condition, market conditions, etc. The prices of condos for sale in west bluff vary widely at the moment, but on condos that have sold or are in escrow over the last six months, the prices range from $419,000 to $499,000, disregarding a sold down in Seabluff Canyon which is a PUD (planned unit development) which sold for $625,000 (Seabluff Canyon at the end of Canyon tends to sell for more than the others in the area). Also, I am not certain what if any view your properties have which will also affect the value.

You can see the most recent comparables in the link below.

Mark,
The valuation is a moving target right now. I'm very familiar with the Sea Bluffs condos. There are currently two properties for sale right now, and the last property that closed escrow in the Sea Bluffs was in November of 2006. All three properties can be found at the link below (the link will expire in 30 days).

I specialize in the Costa Mesa area, so if you ever have a question about your property or the local market in general, feel free to contact me. My email address is luke (at) ocluke (dot) com.

Hi Mark:

The two properties are worth more than you paid for them...to me a lot more. The 1207 property has a lot more profit in it. Is that the one you live in?

If you need a written valuation, just call or email me and I will give you the name of a good Realtor in CM.

Rita is right - Zillow and Trulia will give you a "ballpark" figure for the value of your home. If you are thinking about selling then you should interview a few Realtors and have them give you a free comparative market analysis for your properties.
