I have stats for the past 6 mos. for the sales in Taberna (and could go back even further if needed) and would be happy to send them to you if you'd like. The houses that are priced well and staged and in turn-key condition are selling. 6 homes have sold in Taberna since 1/2009 ranging in price from 22000. - 650000. with 57 currently on the market. The market in New Bern (Taberna) has about a 22 month supply of houses on the market. The Neuse River Region Association of REALTORS has about a 13.5 month supply.
The 300,400,500k homes in Taberna are slow as is the whole market.

Another question that might need to be addresssed is how is the Wilmington market, which you are thinking about buying in, doing?
I recommend you talk to Henry McEachern with Coldwell Banker Seacoast. I have known him for years, he comes from a great family and is a Wilmington native, UNC-W graduate. He would be happy to give you information that might make decisions in New Bern easier. It is possible to trade up in a down market.

If you are going to put your home on the market you'll want to make sure it is in tip top shape and priced competitively. You will want to talk with a Real Estate firm with a large experinced Sales Force.

Hi Kyle,
Taberna is always popular and while sales there remain steady it a slower market and prices are down as a result. We've had such explosive growth the last few years that now we're just getting back to normal. I did a quick check of the currenst statistics on Taberna from the MLS and this is what I found.
54 homes on the market
lowest priced is $194,000 for an 1800sq.ft home in Taberna Village on the market 68 days
highest priced is $759,000 for a 4900 sq, ft custom built golf course home on the market 78 days

There are 7 homes pending sale right now in the price range of $300-400k
There have been 12 closed sales since January - most of these were also in the mid $300's range- the square footage is an average of 2500 on these.

If you are going to put your home on the market you'll want to make sure it is in tip top shape and priced competitively to make it stand out among the rest. I'd be happy to run a CMA to dtermine your market value, just send me the details on your house. From there we'll be able to tell what the competition is in your price range. No strings attached!

Kyle,
All you need to do is to contact a local agent for "information only" and request a CMA of your home. They will pull the comps of the homes in your area and show you what the market value for you home is compared to homes that have sold (market price) and homes that are actively for sale (market value). You take into account any differences between the homes and then you arrive at the market value for your home.
There are plenty of good agents on Trulia that are from your area. If you still need help then just let me know and I can refer you to a top agent in your area to help you. If you like it can be for information only.
