Selling a home in Carolina Pines presents a few obstacles but that neighborhood is definately not as badly effected by the housing market as it is the most desireable neighborhood this close to Havelock. Being just 5 mins from back gate to Cherry Point it appeals to Marine families as well as avid golfers. Add to that the lack of city taxes just puts the icing on the cake. Without knowing more information than what you have given, you have a desireable amount of square footage. Your bedroom/bathroom total is extremely desireable and of course depending on the condition of your home would depend on how long it would stay on the market. I would suggest though if you are thinking of selling now would be the best time to put it on the market as the $8000 tax credit is really bringing some buyers to our area. It depends on the location and condition...Carolina Pines or Lakeside at Carolina Pines, single family/townhome?
The bottom in the last year looks like a forclosure at about 156K.. They go from there to the 180's, however they have not sold yet.

In general about a 10.5 month supply of housing( all sizes) in CP probably about 175 days on market avg

If thing that will determine the price is your motivation. Why do you want/need to sell? That will determine your odds of selling in this tough "Buyer's Market".

Lopaveli, I came up with 5 homes similar to yours for sale in your neighborhood. Sonja's right about the timing now and homes are moving if they are priced right. The price range for the 5 homes is $169,900 to $215,700. There are a total of 31 homes for sale in Carolina Pines right now, most of which are larger and higher priced. There've been 11 homes that have closed in the last few months and 3 are currently under contract, so if you're interested in listing your home it costs nothing to start the process.

Current market condition in Carolina Pines and entire New Bern area is still definitely buyers market but it appears to be picking up in the last 2 months or so. If you consider selling in the Carolina Pines I would advise you not to wait to long as this is the best time of the year for you. Military is moving primarily during the summer and school year is almost over and that makes it the beast time to sell. Fortunately for you inventory in Carolina Pines is not overwhelming and there are currently only two homes for sale in Carolina Pines that are similar to your home, for your convenience use this link below to see them.
