What is the housing market trend in 76244. How long does it typically take to sell a home in heritage trace area?

Just to make sure everyone is clear, "Days on the Market" (DOM) is a Realtor's statistic from MLS, and it is not the same thing as "How many days does it take to sell a house?" in the mind of a layman. MLS calculates DOM from the date of Listing to the date of Pending. But the question that was asked was how long does it take to SELL a house, and most people think of that as the date of closing, which is when the seller gets their money!

Hi Richard,

Every home is unique and so is every subdivision; therefore, the days on the market will vary. Typically the well kept homes sell faster but of course, it has to be reasonably priced. Housing trend for a zip code alone will not be an accurate indication of how your home will be doing.

In the past 6 months, the average Days on the Market have been 36 days for a 3 bedroom and 44 days for a 4 bedroom. Homes have been selling at 98-99% of listing price. The key is getting your home priced right, staged well and marketed well.

The answer is quite simple. Either you have already talked to a Realtor who can advise you on your home's situation, or you need to talk to a Realtor who can answer your specific questions, instead of looking at average statistics.

Your home is not average! So don't worry about how long it takes to sell the average house in your Zip Code. It is 2 to 3 months, trust me, I've been selling houses in the general Keller area for 33 years. But as I said before, it all depends on several factors. Your house might sell very quickly. Are you prepared for that?? Are you ready to move?? What is your plan? ---Or, it could take weeks or months. Are you prepared for that?

Now that you have your question answered, why don't you just call an experienced Realtor and get a free market analysis on your property? Then you will have some facts, AND a professional opinion on your specific property value and marketing program. You can then make an intelligent decision as to how you want to proceed.

But let me sugest this: Establish your goal, and if you want to sell and move before the end of the year, you need to put the house on the market NOW. How'd you like to be settled in your new home in time to put your Christmas tree up?

We need to get busy!

Richard there are many factors to consider when selling your home. Trends are that homes are selling for around 98% of list price and within 30 to 60 days. Every home is different however so there's not a one answer for all. It seems you may already have your home listed. Is your agent not providing you with this information?

Hi Richard,

Generally speaking the market is great in the Heritage Trace area! And all of Keller right now! I sold a house in Heritage last month in 1 week! As long as your home is priced right and shows well it should sell fast! Hiring an awesome Realtor helps too;)

There are several factors which enter into how long it takes to sell a house, and the zip code is really not the main one. If I could preview your property, I could give you a more definitive answer. I've been selling homes in Keller for over 33 years.

Here are some of the factors that will have an effect on the length of time it takes to sell any house:

> The way it is priced compared to the rest of the local market.

> The condition of the property when the buyer comes to look at it, and again when his inspector comes to look at it.

> The size and ammenities of the house compared to others that are nearby, or others for sale in the same price range.

> The aggressiveness of the Agent's marketing campaign.

> The cooperation from the seller when showing the house to prospective buyers. It will take even longer if there is a tenant in the house.

If all other factors are equal to the average house on the market in your price range, we are seeing sales in two to three months time. But if any one of the conditions named above is below average, it will take longer. An "average" is just a statistic. To get a mathematical average, you have to have a lot of numbers that are higher. Some houses take two years to sell!!

After I inspect your property, I will give you a more accurate estimate. We will outline a marketing plan, and by working together, i think we will be able to move the property quickly, and still get you the best possible price for it.
