It is definitely a buyer's market so you can negotiate listing price fairly hard. Are you working with a buyer's agent who can tell you how long the property has been for sale? It helps to know that. The longer on the market, the higher your chance of getting a good deal. What about perk test? Do you know what the property has perked for? If it is only a two-bedroom perk, then the lot has less value than one with a four-bedroom approval.
