I believe when you noted "replacement cost" you may be looking at rebuild or renovation or appraised valuation. This value greatly varies dependent upon materials desired, or allowable via an insurer. If you were concentrating on design to build, the price would encompass entire structural specs, including but not limited to foundation, framing, roofs. This method would be correlated with new construction prices in the Exton area at approximately $125 to $175/sf averages; however if you elevate your amenities to include such items as marble bathrooms, hand scraped solid plank flooring, $150,000 cherry kitchen, the per sf price could easily surpass $200/sf. If you are simply renovating within a structure, the price would be about one-third. For instance, a common factor for finished basements including heating, plumbing and electric, finished walls, drop ceilings and tiled floors runs about $40-$70/sf. However, without measurements, specs and even a general plan or similar plan, we can not determine a price for you. Combs, The $ per sq ft costs varies depending on several criteria. One is whether you are replacing the home on a lot you already own (so the replacement cost does not have to cover the cost of the land) or are rebuilding at a new location (where the lot cost has to be calculated as well). Another is the level of amenities you intend to include. While you may be able to approach $100 per sq ft when your standards are vinyl flooring or carpet, laminate countertops, one or one & a half baths, modest kitchen, etc., if you prefer to include hardwoods & tile flooring, granite countertops, several baths perhaps with seperate tub + shower, extensive millwork, etc. the cost would more likely be in the $200 per sq ft range. Custom homes can be higher in cost and the average home in the Exton area may be somewhere in the middle.

Off the top it's about $200 per sq ft. Depends a lot on what it is you are replacing. Builders of large homes tend to price over the $200.00 price point. A small modular home will be less. I can do a CMA for you if you furnish more info. One of the features of my report is a cost per square foot estimate. My office is two miles from Exton.
