If you are working with a REALTOR, then ask your Realtor to give you ncomparables for other similar condos which have recently sold.. After consulting with your Realtor as to the comps, then make your best offer.

Surely you know that we don't know the answer to that question. That information is confidential information, so even if the listing agent were to see your question, he/she wouldn't be able to share that information with you.

A better plan is to come up with the most reasonable offer you feel is fair for both parties. A Realtor is the one to help you determine that amount using one of the many different tools in his/her arsenal.

A Realtor should never, ever, share this number with a Buyer;
If the Buyer's Agent knows something; they should never share it,
and if the Buyer's Agent is just guessing, they shouldn't put themselves in a corner by speculating.

You, the Buyer, should be cogitating on the MAX you will be willing to spend.

There is a very old saying:
In order for there to be a good sale; the Seller would have been willing to take less, and the Buyer would have been willing to spend more.

We only know that there is a really good probability the owner will take $249,500.
Terms and conditions may compel the owner to alter this amount.
The 'bottom' number would and should NEVER be shared.
For example, "What is the Top Dollar you would pay?"

No one likes bidding against themselves.

Your question can only be answered by the seller when an offer has been presented. The Pompano Beach Club is a very popular condominium because of it's well known resort styled amenities. An owner also has the ability to lease out if desired. This is a corner unit, which is also more desirable.
Contact me for additional information and to arrange a showing of this unit and others, so you can compare. We would then review recent sales to determine a fair price to offer the seller. This property has been on the market for 94 days.
