Prepare a proposed development plan, which includes but is not limited to, investigations of zoning (approved uses, lot sizes, etc.), ingress/egress (highway occupancy permit), Phase 1 Environmental Site Assessment and available utility services and fees. Also, evaluation of market trends, such as pricing, absorption rate, etc. will be another factor.
