What is the best time to sell a 40 acre undeveloped parcel in Butler Co?

I own a 40 acre parcel of farm land in Washington Twp. Its a heavily wooded tract that would be a prime housing development piece in the future. I'd like to list it for sale. Given current market conditions, when would be the best time to list it?

Seasonality does not affect saleability, in this case; rather, what you are offering is more important. Perform your due diligence prior to marketing the property to maximize your profits. Prepare a proposed development plan, which includes but is not limited to, investigations of zoning (approved uses, lot sizes, etc.), ingress/egress (highway occupancy permit), Phase 1 Environmental Site Assessment and available utility services and fees. Also, evaluation of market trends, such as pricing, absorption rate, etc. will be another factor.

Land may not follow the market trends. I'm not sure what state you are in but if it is covered with snow in the winter, you should make sure it is listed in the summer. Every state is starting to look at vernal springs and habitat sites. I just listed 34 acres of land in Wells, Maine for 1.6m. The owners spent two years preparing it for sale. They approved it as a subdivision, found someone to manage the wetlands, built roads etc. I'm sure this increased the value.
