There are many types of property that fall into the category of "Commercial Property" Here is a brief list of major property types: Office, Office Warehouse, Retail, Big-Box Retail, Storefront Retail, Strip Retail, Industrial, Warehouse Industrial, Manufacturing Industrial (small & large), Multifamily (apartments, live/work), Mixed use (various definitions), and Special Use (Hospitals, Care Homes, etc). There are even more subcategories.

To summarize:
1. No properties are the same, each has its features and drawbacks, some drawbacks can be fixed or mitigated and some cannot.
2.Buyers, Owner/ Users, and Investors have different perspectives and unique needs when it comes to conducting their business successfully or maximize the value ot their investment.
3.The value of Commercial Real Estate is driven by the scope and extent of use (zoning), availability, demand, Technology, and financing.

FIRST ANSWER
Of course, the answer is, it depends! However, working numbers for warehouse space would be about $150 sq ft, for office space $225 psf and for retail, well the sky is the limit, but around $275.
