Ken, a good builder with the custom features you are looking for on your lot will run anywhere from $110 to whatever your heart desires (or your wifes!) based on your selections. I know this doesn't really give you a "get to the point" answer but it is crucial on knowing these factors. Try narrowing down by the subdivision. This should help you get the answer you are looking for. We(MLS members) can search by neighborhood and give you an exact figure for say...the past year... in sales but this is not an accurate figure unless a search is done at the courthouse since some buyers, sellers and real estate professionals prefer not to use the MLS. Although the MLS is a good resource it is NOT completely accurate when searching sales in a particular area unless all sales are documented through the system. The courthouse shows every recorded transaction whereas the MLS gives a broad illustration.

Hello! Your price per sq ft varies depending on builder, your wants ect. For example, are you looking at a starter type home or are you looking for more of an executive type home? When pricing you will need to take into consideration what exterior materials you are using, i.e., brick, vinyl, hardi plank? Also, foundations, crawl space, etc. Your lot elevation also is taken into consideration. If you have an unlevel lot and the builder has to build up the foundation, of course that runs the price up. Do you want granite, whirlpool tub? There is a lot of varaiances to take into consideration when pricing a building job. Just remember that cheap is not always better. I just saw a home go up where the buyers thought they had a great deal. I watched the builder clear the land and while trees were knocked down, all the stumps were not removed.

This depends on which builder you use. I would recommend speaking with several builders to ensure you are getting what you want. This is your investment!

Different people obviously have different prices. I have seen as low as $90/sq ft, and more then $200/sq ft. It all depends on what you want.

Really depends on your tastes... custom build jobs can run from $110 to upwards of $150 per square foot.
