I am surprised no on ehas answered you until now (I just became active with Trulia so have seen your question for the first time today). No 3+3 SCVs have sold in '08. There were, however, three late last year; closing 9/4 list $899, sold $849; closing 12/14 list $695, sold $695; closing 12/15 list $875, sold $840. On average list was $806,333 and sold $778,333. That's a 4% average reduction from list to sold. In analyzing the market, since February (when I joined Coldwell Banker mammoth Real Estate), there has consistently been between 4-6% differential is list -to-sold prices.

You might be interested to know there are currently five 3+3 units on the market in SCV ranging in list from $775-849K. Days on the market range from 26-171 and average list price is $807,400.
