The averages for the Shreveport/Bossier area, zones 1-27, for October 2009 are as follows:
$0-$150,000 60 days
$150,001-$250,000 61 days
$250,001-$400,000 80 days
$400,001 and up 117 days
For an all around average of 64 days, and average inventory of 4.8 months.

The average rainfall in south Lousiana the month before Katrina was 0". The average flooding in the Philipines was a couple inches. The average price of a home in any major city maybe $800 to $1million. Be very cautious when you start talking averages...this is possibly the most dangerous statistic to base anything related to real estate in the US right now.
There are many average times a house is on the market:
Average time to negotiate a price
Average time for a mortgage company to not give someone a loan
Average time for a bank/mortgage originator ask for misc information
Average time for a closing attorney to have time for the closing
Average time to sell based on the seller pricing the house below market to get an offer.
...as we say, be careful with averages.

Jayne is right. The average days on market is about 37 days. Over the past 90 days, which would be of most interest to someone thinking about listing their home for sale, the average DOM has been 36. In today's tough economic times, that number is great even for Shreveport where we haven't seen the level of unemployment or foreclosures and short sales that other areas have had.
My advice: if you put your house on the market, have your everything ready to pack, because things should move quickly if your house is priced right!

Doing a quick check on the time that the homes in the past year were on the market in Azalea Gardens, I show an average of 37 days. There were 16 homes sold that were on the market for 15,15,18,19,20,22,27,28,38,44,59,63,73 and 82 days. There were two others for 3 and 5 days and two for 105 and 165 but I ruled those out as being a little unusual for the area. Hope this helps.
