What is the average amount of time for a co-op/condo to be on the market? Assuming it is a fair price.

If the co-op is priced with recent comparable sales within 60 days the property should be sold within 30-60 days. Again must be priced at ofr just below what a recent comparable was sold.

since the market decides a fair price, if the price is truly fair, it should be on the market long enough for the contract to be signed. If you believe its fair, and the rest of the area does not, it could be a long time depending on how far apart your view is from everyone else.

FIRST ANSWER

There is no really good answer for this question.

When the buyer determines that the price you are offering is fair and offers. I have had houses that I thought were fairly priced sell in 4 days, and others in four months (with no price drops).
