I think you have a beautiful home judging by the photos on ebby's website. I have a concern in reference to the backyard--is there any greenery for kids and/or pets? I have 2 teenagers and a mother in-law--and I work out of my home--is there sufficient room? What's your bottom line price?

Competing with new home builder incentives and foreclosures are a Seller's nightmare right now. Buyers have so many options that buying "preowned" is not the most desirable when they can get not only a brand new home but interest rates are favorable if they work with the builder's finance company. Bruce Lynn offered insight in the particular area you are in and I totally agree with his assessment. Good luck to you!

Nice neighborhood, but obviously lots of new construction still available at really good prices in the area. There are also lots of resales available. Homes are selling, but it is slow going in Mansfield this year. A couple of issues are financing costs and another is gas prices. I'm starting to have people tell me gas prices are now a consideration in their home purchase for the first time in many years. Many of the people I know who live in Mansfield area are driving long distances to work and this can cancel the savings they see on home prices in the area. Price agressively from the beginning if you want to sell. Don't test the water with an initial high price with the thought of reducing the price later if it doesn't sell. We see over and over and over owners taking a bigger hit later than if they had priced low from the beginning. Home sellers almost never want to believe this, but especially in this market we see it often.

I had a listing in Mansfield $200K WOW, we had quite of few showings for the property during Dec ~ Jan however the seller ended up staying with their present company did not move.

It's a highly desirable area... There are 17 homes on the market right now. Of those 2 are foreclosures and 1 is under contract. There are several that are new from the custom builders.
