I wanted to add that homes with four bedrooms and homes with pools usually rent faster than the average home.

Sorry to be so blunt and of so little help but that answer is "it all depends". Some places have waiting lists and some place can't get anyone. It all depends on the property, the location, the rental rates and the landlord. As was mentioned, a well kept home with all the amenities in a great neighborhood will tend to be in high demand. A property that does not have a pool or an extra bedroom or just a one car garage on a street that is unkept might appeal only to a smaller number of potential renters.

Krystal,

An accurate representation of the North Port rental market is that it is quite similar to the overall state of the real estate market....."a buyer's affair."

Since there are many sellers that have abandoned hopes of selling and put their property on the rental market, the market is flooded with rental opportunities. Thus, renters are looking for and in many cases finding low rental rates.

It is impossible to estimate the duration a rental remains empty before renting but the fact of the matter is because of the high availability, rentals are staying on the market for a longer time.

If your are looking for property based on rental potential, we recommend looking a little closer to the beaches. Since North Port is between 15-20 minutes from the beaches it loses some appeal for seasonal renters. The "Best Deals" are in North Port but they come at an expense. We are experienced with renting property and would be happy to talk with you about the advantages and disadvantages of the rental market in general.

FIRST ANSWER

Krystal,

It really depends on the home, location and price. Homes with a fourth bedroom or den and homes with pools rent much faster. Can you give a little more detail about the home you are referencing?
