What is average days on market in Lakes Region?

Hi Ed;


120-180 days right now however things have picked up in the past few weeks, we are seeing more people looking for properties up in the Lakes Region. Usually things start to pick up the middle of MArch but there are Buyers out there looking now. Lots of inventory, low rates, and motivated sellers!!! Pricing the proeprty correctly is the big key!!! This is a buyers market and prices are down from what they used to be.

Ed it really matters as to what type of property as to what the true days on market are. The town matters as does the price range (starter home or luxury) , style matters, condition matters, lake front or access matters, and whether single family , condo or multi will matter as well. A property that is priced correctly at todays market value has a better chance of selling quickly than alot of the overpriced listings that are still out there driving up the DOM. In most cases the owners owe that or above todays market value.

Hello, Ed. The DOM average is in the range of 120-180 days in your case.

Hi Ed,

There was a time, not so long ago, when days on market were fairly easy to compute. But the variables are so complex right now that the numbers you will see will not reflect reality. Days on market assume that the market is steady, prices are relatively flat, and most homes are in similar "average" condition.

Today, condition is a huge variable in the DOM (days on market) due in part to the fewer number of homes that are being sold. And of course price is another huge variable in terms of time on the market. Cheap houses sell--homes with huge value but are priced high may not--it's a function of the buyers--there are so few of them, and they are not scouring the market, they are finding a deal and going with it.

So if your question is, "I have a properly priced home in better than average condition, and want to know how long it will take to sell???" Then here's your answer: I will guess that it will sell faster than other less appealing homes, I know that's not what you were hoping, but there's just no telling.
