What is a better rental area - Al Tahoe or Gardner Mountain?

They are both special areas. Tahoe has been my home for over 30 years. If you like to be close to the casinos, Heavenly Valley, shopping, the Lake and beach, Al Tahoe may be what you are looking for. Gardner Mountain feels like being in the mountains, yet still close to shopping, many beaches, the Lake , Fallen Leaf Lake, hiking and biking trails. It is a little more tucked away, than Al Tahoe.

All in all, I'd have to answer Al Tahoe as a better rental area, however, Gardner Mountain area is also good. Generally speaking, the approximate 3 mile radius, with Heavenly California lodge, Stateline and Al Tahoe making a "triangle" , has the most steady vacation and long term rental numbers. As far as month-to-month rentals go, either area has pros & cons...both are on the BlueGo bus route and bike/hike trails are available. Please advise if you have any particular question in regard to either of these areas & it would be my pleasure to respond. From a Realtor perspective, we must look at the sold statistics. The median price of Al Tahoe homes is higher than Gardner Mt. and has held its value despite its much higher turnover rate. Al Tahoe also has the bonus historic factor going for it...many of the original cabins were built in this area, which some people absolutely love! Although the old cabins are charming, there is something to be said for newer construction too. See our local MLS site for more stats and info on each of these areas at http://www.staor.org . Hi Lauren,

As far as a vacation rental is concerned, I would say Al Tahoe for the most part. Vacationers love AL Tahoe because they can usually walk to the Beach, shop and restaurants. Al Tahoe is closer to Heavenly, the casinos as well.

I have sold many homes to clients in the Al Tahoe neighborhood that have turned them into vacation rentals so I know how sucessful they were. You would be surprised at the numbers they are getting.
