Hi, If you are talking about selling there are many factors that agents take into consideration when valuing a home. Bedrooms and baths are a start, but age of the home, location, condition, property size, updates and upgrades are all very important in order to be most accurate. If you are talking about buying then your agent will look at comparable sold properties in that specific area.
