St. Augustine South is good value for the money. It is centrally located, close to Ponce Mall and plenty of restaurants to choose from. 10 minute drive to down town and a quick drive across 312 to the beach. As far as taxes go to Property Appraiser website. In this area the homes move quickly because they are desirable. Would love to help in your search at St. Augustine South.

The homes are on larger lots and the community has no HOA . There are 4 sections and some have older homes.
Parts of this subdivision are intracoastal front and it has 2 boat ramps, fishing piers and a park.Taxes depend on the house and if it will be your primary home.

Yes, St. Augustine South is a great location that runs along the west side of the intracoastal waterway. You are looking at a 10-15 minute ride to downtown and/or the beach. I live near the South and drive to both downtown and the beach all of the time. St. Augustine South is very convenient to all of the stores along US1 South, grocery stores and the hospital is right next door. St. Augustine South does not have a mandatory homeowners association, but does have an active neighborhood and neighbors that get together if you choose to participate. It has a nice park and two boat ramps. It is an established neighborhood, with a variety of home styles and ages, and a few vacant lots still available for purchase. St. Augustine South is within the county, but not within the City of St. Augustine or St. Augustine Beach, so the taxes would be calculated at a little over 15 mills - but the best way to calculate the taxes is to go to the Property Appraiser's website at http://www.sjcpa.us and click on the "Estimate My Taxes" tab. St. Augustine South is very centrally located. You are minutes away from Flagler Hospital, shopping and major restaurants. You are 5 to 8 minute drive to downtown and the same to the beach. If is less expensive than the island as it is more expensive the closer you get to the beach. Taxes are bases off sales price and you are looking at about 16.5 mills as the South is in the county (this is the lowest tax base which is good for you).
