I have a 2/2 that I am thinking of listing. I have it rented now as it was originally for an investment, haha.

I'd say you have not much hope of selling it at this point without taking a loss if you're typical of everyone else out there right now. You might consider a short sale. If so, let me know and I'll walk you through how that works.

Janice,
What is the sq Footage of your Condo/Townhome. I see 2 that sold at Carriage Homes at Stonebridge Commons. One on Agastia and Cantua. Both sold in 2007 for 199,900 and 208,000. There is a 3rs San Tecla that sold for 145,00 last month ( June). San Tecla was a bank owned property thus the price has been reduced. There is wide margin of asking prices currently,due to the market conditions. ie Forelcosures. Hope this helps.
Rick.

Hi,

I just looked up in MLS what 2/2's are selling for in the Carriage Homes of Stonebridge Commons in the Metro West area of Orlando. The last 2/2 sold was on 6/23/08 for $145,000. If you need additional information it would be my pleasure to help you. Just e-mail me at sgschneider@cfl.rr.com and I will do all that I can to assist you.

Janice,

Since February 1, 2008, only two units have sold according to MLS records. Qne was a 2/2 for $145,000 and the other a 3/2 for $188,000. There are several Active listings currently ranging from $140,000 to $319,000 depending on the square footage of the unit.

Hope this helps;
