What gated communities in and around Asheville hold value more versus others in today's market?

Hi there

The first thing I would look at if purchasing in any community is what is the ratio of homes to lots. Are there 10 homes built and still 30 lots available? If so, a community in this market is generally at more of a risk. Without homeowners in place there are small or no reserves built up. Once a community is 75% established, even when there are some empty lots it should be self sustaining if a good Home Owners' Association and Board is in place. FIRST ANSWER

This is a difficult question as most of the gated communities are for high-end communities. Sales have been very limited in that price range so there is very little data to analyze. Consequently, there really is not a good answer to your question as no one has done an analysis. Sales are slow but are still occurring in gated communities like the Ramble and Southcliff. I have not heard if any of the gated communities are "in trouble".
