The big question is: How long will the Thread building enjoy that unobstructed view of Manhattan? The lot just in front of the Thread will be deveoped at some point and then all those apartments at $400+ per square feet ($100 p/sft for the view) will see their apartment value depreciate 25% or more!

The Thread is one of many luxury buildings in Hudson County that offers good value for the amenity package, price point and views. You must however consider the best priced units in thebuilding are those on the western side of thebuilding. I will say that if the tax abatement process was more streamlined rather than being placed to the buyer when sale s begin , the initial rate of sales would have been greater. The building has a great location, the developer is willing to worki with buyers and the policy for honoring the relationship with buyers and their representatives makes it an easy buidling to recommend. Intergrity in pricing is important, however The Thread and Altessa are relatively new product for the neighborhood... I agree if you are lookign a that a building in a neighborhood not indicative of high rise luxurty buidlings one would have to withstand the peaks and valleys in the market.. The Thread is a a great building just make sure you have the guidance of a trusted professional to give you an objective number crunching approach to an offer at the Thread or any building ....

I really cant understand why people answering your question isnt giving you unbiased answers.

For the money, you should ask them where else can you get a 2 bed 2 bath with New york city views in Hudson County Under 400k?

The Altessa is the only other building that I know of that would allow you to do so.

"Hellooow," maybe you can trust the builder but you sure can't trust the management company. You'll regret any purchase made here. I wouldn't even want to rent here, due to their unprofessionalism.

Union City is being redeveloped and it would be a long term investment for you. Buyers were expanding out of Hoboken into Weehawken & Union City - the neighboring towns. tom i agree i still dont get the concept that created some of the real estate problems today where developers have created these false prices not based on comparative pricing which was always the standard. I continue to hear realtors compare these areas to NYC but the bottom line is that it is not NYC and I also agree that why pay double the value when you can purchase the same size unit for half the price i visited the building its nice but just like every condo building you buy a mirror image of your neighbor. i would advise buyers to be smart and invest wisely remember one unit foreclosure of the same size as yours ruins your comps and then you need to justify your price so be careful at least with a single family home you can look at more variables to justify your price THREAD IS A THUMBS DOWN FOR ME

Yes, but a Manhattan style apartment in union city is still an apartment in union city. It's tough to pay $400 a square foot for a place when every other apartment in the area is averaging $238 per sq ft. That is the one thing I can't get past is the price. I love the building, but can't see paying that price for Union City. Not in this economy anyway. If you have the cash and can sit on it for 5-10 years who knows you might make a few bucks, but its a bet I'm not taking unless prices there drop substantially.

i hear that the builder is one that you could trust and stands behind his word and to me thats really important. and besides the fact that your getting a beautifull manhattan apartment for a 1/4 of the price!!! i think its something that one should grab!!

The Thread is one of my favorite buildings in Union City. Very stylish, and it has great views of the city. Transportation to NYC is practically at your door step.There's also plenty of shops near by.

Union City is the next Hoboken and weekhawken, it is a huge redevelopment area and if long term going to get a great return on your investment

All I know is that they are only 30% full with only 1 month to open, not a great place to be but probably gives you some leverage to negotiate. $385,000 for a 1BR plus Den seemed expensive to me( there are cheaper ones but none with views of Manhattan, also the lower floors seemed to have natural light issues). Given the comps in Union City, it seems like it would take a while to recoup your investment, if you are buying for the long haul 10 years or so you could see some appreciation. If you count the outdoor space as square footage they are under $400/sq ft. which is great for a new lux building, problem is the fact that it's in Union City, not JC Waterfront, Weehawken or Hoboken. I went to check it out a couple of weeks ago and don't get me wrong I thought the building was really nice. The layout of the 1Br plu sden was really good was really good. Gym was a little small but other than that I thought it looked great. Wasn't crazy about the hill that it was on since walking down toward the waterfront in the winter could be seriously treacherous, also parking for guests seemed limited.

If that 1BR was $300-$325,000 I'd be more interested.
