What is your Realtor advising you to do--keep in mind most sellers have representation and so should you. Ultimately the decision is all yours--will you be happy living there-- opinions are just that.

Not quite sure I understand your question. Are you thinking of buying a home for $800k in Brickshire, New Kent Va ? If so have you seen a report of homes that have sold in Brickshire ? Are you aware of how many homes are for sale currently ? How long they have been on the market ?
