Lakefront properties by far hold their value more than any other property. With Clear Lake being the largest lake in California, home to some of the best bass fishing & many tournaments and with the recent restrictions being added to nearby Lake Berryessa, activity on Clear Lake is only set to continue. Secondly Cobb Mountain is a hot spot year round, with its hiking trails, clean air, proximity to the lake, and many natural hot springs and resorts. Hey Matt, I'm an investor myself. The west side of the lake is the highest valued with little upside. The town of Clear Lake has good growth potential, but is a very mixed bag. The East side of the lake depends a lot which little town you are in. Some recent information I discovered is that there is a ton of money the City of Lucerne is putting into growing their boardwalk to make it similar to the Konocti area over the next several years. We have a property for vacation purposes, and are planning on sitting on it and enjoying the appreciation.
As far as available properties in Lucerne...there are a bunch of MAJOR fixer upers in the "avenues" and a couple good turn key properties in the "Lucerne Riviera". Property with Lake Frontage is the best investment! Next best is Lake View Property! After those two types of property, proximity to the lake is probably the next investment. Lake County is a water oriented community and lake property is always in demand.
Prices are low and life is easy. I came here 26 years ago to build a house and then go back to the BAY AREA. Twenty-six years later I'm still here!
I live in SF and go to my cottage in Nice, CA nearly every weekend. The prices are low, now, and as I've heard, it is a pearl waiting to be discovered. The people are extremely friendly and easy-going. If you plan to buy, I recommend Nice, CA starting at Plumas Street and going up the mountain towards Mendocino National Forrest. The lake views are awesome!
I would check out the areas around Clearlake were all the big wineries are purcahsing land. Robert Mondavi Winery, Foster's Wine Estates, Fetzer and Stag's Leap Wine Cellars's Hawk Crest Wines, also buy Lake County grapes, so I would think there will be a future for land in Lake County. It will never be the Napa Valley, but many boutique wineries are opening there...it is still in the infancy stage, with approximately 14 wineries -- 11 with tasting rooms. A mere five years ago, there were only four wineries. Clear Lake is also considered one of the hottest fishing lakes in the Northern California area. Fetzer's is developing a $150 million development with shoreline resort centered on food and wine. A tasting room, winery, gardens and boat dock are already open or may be opened soon, and a restaurant, spa and cottages are also under construction. A hotel and condominiums are also planned to be amid the vineyards. Check out http://www.lakecountywinetours.com. Many wealthy people and retirees maintain residences near the lake, with the Clearlake Riviera's, Buckingham and Paradise Cove having the largest concentration. Employment statistics continue to improve, again supporting the influx of Bay Area relocations and the benefit of telecommuting.
I have a listing on 2693 Kumquat Way, Clearlake Oaks, CA for $59,000. - Lot Sq Ft (approx) 12632 Lot Acres (approx) 0.290 - I am not familiar with all of Lake County, so you could ask a local agent. I work out of the Solano/Napa County area. If you would like I could refer you to an agent in the Lake County area. I think it may be an area to invest in but you need to be patient ande hold on to the property it may take 5-10 years before it really comes around.

Clear Lake is a neat little town. I have spent many summers in Lake County. My grandparents live up the hill from there. My grandfather always told me to buy around water. People will always go to the water. Property value is increase faster and you have the vacation home feature near water. One of the bad parts about the location of clear lake is that there are not a whole lot of jobs in the area. Some people get home left them from their parents and can’t keep them up due to money issues or they see them as a way to get out of the area. It’s a crazy busy town in the summer and it cools down in the winter (good time to buy). The best advice I can give you is to contact a local agent in the area. An agent who has lived in the area for a while. They will know everyone in town and can find you homes that many not even be on the marketing. There as also be some new custom homes built in the area that to die for. Try to get as close to the water as possible or at least have a good view of the water.
