What a terrific question!

One recipe of success other bedroom communities in Southern California have followed is to give residents a reason to stay in the city when shopping, dining, or finding entertainment. A vibrant "Main Street" would be a great start.

Here are a few examples where this concept has flourished:

Monrovia

Montrose

Temecula

It also helps when cities leverage their relationships with neighboring Universities to encourage local entrepreneurship, drive the arts community, and attract residents who wish to work close to home.

Excellent examples of this are:

Culver City

Pasadena

Long Beach

Finally, public transportation to more established commerce centers "jobs" like Downtown Los Angeles, West Los Angeles will also attract commuters. Northridge benefits from its proximity to the Metrolink station, which goes a long way towards attracting residents.

This is such rich topic for discussion, look forward to reading everyone's feedback.

Best,

Good question,

But I think the answer will vary depending the buyer.

A family with small children, seniors, single professional ad investors will all want different perks in a city.

With the low inventory we are seeing, I find it hard to believe that any So Cal city is having a hard time attracting buyers.

In my professional opinion, the things that draw buyers are the same everywhere.
1. Great Schools
2. Well cared for Neighborhoods
3. Good city services
4. Parks and Recreation
5. Proximity to employment or good public transportation there
6. Other (restaurants,shopping,theaters,new businesses, etc)

A great example is my area of Culver City and the wonderful job the Redevelopment agency did with it. Removal of blight, incentives toward new and exciting businesses, collaboration with innovative developers and Architects have made Culver City an exciting area for buyers!

Improving the local public schools will always increase the desirability for young families in the area. Look at West Hills there schools are some of the best in LAUSD and there home prices have been raising faster than surrounding areas.

Move it to where Sherman Oaks is currently located.

Everyone loves a tax incentive. How about promoting the CSUN.
