What can I expect to pay in commission rate for sale of multi-unit residential in the Cleveland area 14-16 units in the 400,000 dollar range?

Commercial commission tend to be higher than residential.
Please keep in mind that the commission is split four ways,
and that you generally get what you pay for:
Marketing a commercial property had more possibilities and usually cost more.

Since your property is over four units, it falls in the Commercial Real Estate category. Although your real estate commission is negotiable, remember that about half of that is paid to another agent who secures you a buyer. In addition, you want to make sure your Realtor has an incentive to market and advertise your property to get it sold for the best price in the shortest time. You should expect to pay from 5-8% on average.

Commercial real estate typically goes for a bit more, but it really depends on many things included in the sale of your property. Commission is always negotiable, and there are many different types of agents out there. You'll want to look at how much marketing and internet presence you'll receive for your listing. The commission could be anywhere from 5-10% depending on who you choose.

I would think that the standard 5-7% would be the norm, but you can negotiate! never hurts to try, but if you find a good Realtor, don't lose them over a commission squabble!
