Probably should budget for $250/mo for electric, gas and water, if the mechanicals are newer with above average energy ratings. If not, take advantage of the federal tax credits available for replacement of these various items (link below).

Hello, it depends on alot of things. Is it a newer home, older home, etc. You can count on the utilities to be around $300-$400, water is $20-40, sewer is $15, trash $10-15. Keep in mind these are high estimates, which means they could be lower depending on your usage and other factors. Let me know if this ballpark estimate helps. I live in the area, so these are based on my experience only.

Good Morning,

It really depends on a few factors such as how many people are going to be living in the home; how often are you home (is the house empty during the day); do you keep the house very warm in the winter and very cool in the summer; how many televisions and computers will you have in the home and what type of heat do you have (I'm assuming gas since that is specifically in the question above). Another factor to consider is whether or not the townhome is an interior unit or an end unit as many times that also makes a difference in your heating and cooling utilities. All of these factors can make a large difference one way or the other. If you have a particular home you are hoping to purchase you can call the current utility company and ask them what the average bills have been. You can also ask the homeowner to provide you with an average bill, especially one from the hottest month and one from the coldest month. This will give you a much more accurate idea of what the utilities are monthly for a specific home.

However I would think that with 2 people in a townhome, who work during the day, with perhaps 2 televisions in the house that your electric bill would not be much more than $150.00 per month including gas and that the water bill would average about 30.00 per month. Again this will vary depending on the answers to the above questions.
