Hello Kimberly,

Mello-Roos taxes are assessed to special tax districts, known as Mello-Roos Districts or Community Facilities Districts, for the purpose of financing public services and/or facilities including streets, police protection, fire protection, elementary schools, parks, libraries, museums, and cultural facilities. The assessment will be $70 a month.

The HOA fees - As the number of homeowners increase the HOA assessment will typically reduce over time.

I have some really cool info for you since I know you haven't been to the community yet. The HOA is currently only $239 a month for now, and once the tract has been fully built out it will drop to a low $197 per mo. The other special assessment is $840 a year. I specialize in this area and would love to extend you my service.

Hello and thank you so much for the video tour. It definitely helped to understand the lay out of the homes for sale. I guess the one we found on Trulia was the Anderton model, 7082 Sitio Corazon. I noticed in the video that the homes do not have yards. I have an active 2 1/2 year old and a baby on the way. A yard is important to us. Are there any corner lots that have more space? I know that there are parks in the area as well but having a place at home to run around while I am making dinner would be necessary. My son loves being outside.... bike riding, kicking the ball around. I am sure you understand. Are there lots that offer this? Please let me know. We would like to come up and take a look this week if so.
