What are the median price points on the South Shore of Boston? Are homes on the coast holding their value?

It's hard to generalize for all South Shore towns but for the most part, the South Shore, like much of the Boston area has already seen its value shift downwards and now is holding steady. Waterfront homes have fared better than those inland, but again, the numbers vary from town to town.

South Shore consists of Braintree, Cohasset, Duxbury, Hanover, Hingham, Hull, Holbrook, Marshfield, Norwell, Pembroke, Rockland, Scituate, Weymouth. Real Estate is hyper local so the proper way to calculate median home prices is by doing it town by town.

The total average sale price for single families in all the south shore towns in the last year is $482,440. Clearly heavily scewed by some of the south shore towns that have lower median home prices than others.

Every town is different, Cohasset warefront properties are priced between $1,000,000 - $5,000,000. Marshfield oceanfront homes are selling from $450,000 to $999,000, depending on their size and condition.
