To correct some of the information that was previously provided by other Realtors, I can tell you that there are actually 7 condos available with essentially the same floor plan (2 bedrooms, 2 baths, 1106 square feet) in Stoneybrook Golf And Club on Clubside Circle and Club South Circle. The list prices range from $134,500 to $230,000. Variables include the view, condition, and the floor on which the unit is located. First floor units are particularly popular in Stoneybrook, but some buyers prefer the to floor for higher ceilings and the view. All of these buildings have elevators. It's up to you to figure out if there is a reasonable explanation for the wide variation in prices.

In a previous post, it was said that 2 units include golf equity membership. That is incorrect. ALL Stoneybrook condos, except those in the Arbor Greens section, include full golf equity membership. There is a $3000 capital contribution to the club that must be paid by the buyer at closing. Annual club dues are $3613, with a $600 annual dining minimum at the clubhouse.

The condo association maintenance fees for Stoneybrook Clubside South 2 are $731 per quarter. In addition, all properties in Stoneybrook Golf And Country club pay $236 per year for boulevard maintenance and gated security, plus $167 per year to the Palmer Ranch Master Homeowners Association.

When you add up the fees, Stoneybrook Golf And Country Club really is a bargain when compared to most Florida golf communities. The golf course is excellent, the clubhouse is nice, and the overall community is beautiful.

After checking, it has been determined that there are three near identical units in there presently "for sale." Two of the three do include a golf equity membership" So moving forward, this may be something worthy of keeping in mind.

The fee structure is as follows:

Home Owner Association: $3613 annually

Condo fee $731 paid quarterly

The condo fees include the following: exterior maintenance, reserve fund, grounds, repairs, pest control, roof, recreation facility, security, trash removal, water/sewer, insurance including "flood"

The HOA fees are $3613 annually plus a $731 quarterly fee.
Maintenance includes: Bldg Exter, Escrow Resrv, Ground Mtnce, Mtnce/Repr, Pest Control, Rec Faclty, Roof, Security, Trash Remv, Water/Sewer

For this unit at Stoneybrook Clubside in Sarasota the Homeowner's Association dues are $3,813 a year and the condo maintenance dues are paid quarterly $731. That brings the total to $544.75 a month.
