The highest price active listing of a Fair Oaks 3/1 is on 1.8 acres. The price is $895,000. The high price is chiefly due to the large size lot and the land value. The lowest priced active 3/1 listings are condos and townhouses and halfplexes. Buyers for townhomes and condos are usually not the same people that are shopping for single family detached houses.

Can you identify an intersection or tract name near the area of Fair Oaks that interests you? Just to make a blanket statement of ALL 3/1's in Fair Oaks will not necessarily give you an accurate snapshot and the information you are seeking.

I am not familiar with Fair Oaks home values at all. But I do know another factor that you might want to consider. The Days On The Market tell you a lot about the final price. For example a home sold in my area for $ 1,000,000 in 7 days probably sold in AS-IS condition without much repairs done. Yet a home sold for $ 1,000,000 in 90 days might have had a large credit to buyer and lots of repairs done for the buyer. So the second esample might have netted the seller only $ 950,000.

On average 3/1 homes in Fair Oaks sold for 93.6% of the original asking price, and about 99.2% of the final asking price (after price reductions). A better way to look at the figures might be on square footage of the homes versus bedrooms and bathrooms. Let us know if you are interested in a square footage analysis.
