What are properties in Canyon Gate Cinco Ranch like in terms of resale and crime rate? Why are they cheaper than other Cinco Ranch subdivisions?

I own one of the homes in Canyon Gate Cinco Ranch community. While many other communities in Katy have other people driving by and breaking in, our community has a 24 hr manned gate and strangers are not welcome. Love it! Residents feel safe to have their children play outside and ride their bikes on the trails. A lot of homes in this community are SMALLER then in other Cinco Ranch areas, therefore the prices are lower. Do not compare Cinco Ranch Canyon Gate with million dollar homes in other Cinco Ranch neighborhoods around golf course, that is just a different market. The community is not around the golf course, nor is it a lake community, but it has its own clubhouse, swimming pool, tennis court, basketball court and more that are exclusive to Canyon Gate residents. One great thing we have discovered after we bought a home there is that it is surrounded by parks, so it is very quiet and there is private gated access to the George Bush park that residents love to use for their outdoor activities. It is also the closest community to the highway (yet it is not noisy) if you are commuting to to Houston, so you don't have to wait in traffic driving through the whole Katy getting TO the highway. Same on the way home - it is very convenient. The schools are same - highly acclaimed Cinco Ranch, so no difference there. The property values are not going down and the resale prices are going up. It's all about the good schools and location.

As a resident who has lived in Canyon Gate for 6 years (as of 11/11), the crime rate is EXTREMELY low. From talking with the Fort Bend County Sheriffs who patrol, they say the only calls they get out here are the occasional domestic dispute. We also have the occasional teen vandalism, but very few and far between. One of the biggest deterrents is our 24 hr manned security gate. We don't have the driveway robberies like you hear about in surrounding neighborhoods. No break-ins at all to my knowledge. There are 721 homes in here and we have a pretty tight knit community... if you choose to participate. Lot's of kids at different ages, adult co-ed softball, Holiday parties, Christmas parade with Santa on the fire truck, and people that say hello. I love it here. The HOA dues have not gone up since I've been here and they are consistent with the surrounding neighborhoods, except for the fact that we have our own pool, 24 hr security, and other amenities exclusive to our neighborhood.

The reason homes in "Cinco Ranch Canyon Gate" sell for less is because this neighborhood is not part of the actual Cinco Ranch neighborhood but simply nearby and therefore doesn't get the same higher prices as the well known Cinco Ranch neighborhood. There were also totally different builders that built the homes in Canyon Gate than those that build in Cinco Ranch. As a Katy realtor and resident for over 17 years, I know the value of neighborhood and location. Again...it's always a matter of location!

Need to compare apple to apple, interior, exterior, location, etc., in order to know whether it's truly cheaper in per square footage price.

Hello, to answer your first question since November 2009 to today 7 properties in Canyon Gate Cinco Ranch have sold and the average days on the market is 76 days, which in today's market is decent. 3 of those were on the market less than 30 days which is fantastic!

As far as crime rate, Realtors are not allowed to comment but there is a wealth of information that you can find online from police stations, etc. Here are some to check out but there are many places to find this information.

This development is one of many "canyon gate" communities and you can access more information online as to the benefits of buying in one of those high tech communities and it is a smaller enclave of homes than the very large and still building "cinco ranch". In that same time frame there have been 186 homes sold in the various cinco ranch neighborhoods and of those the price per sq ft is a bit higher and days on the market is often not very long.

I am interested in buying in Canyon Gate but am told to avoid it because parts of it are not very nice and run down...they are in foreclosure... please tell me more about the area...It is a huge investment and I need to make the right decision.
