You should work with a local Reator®, he should be able to find some comparables and get an comparable. And, from there decide if the listing price is realistic.
Although, you can make any offer you like and see if the seller takes it.

Also, and of course, a Realtor should be able to provide such information. As a CMA or just recent compara ble sales.
