Christi, I hope you're working with a Realtor who can explain "absorption rate". It can be determined on a street level, a neighborhood level, a city level, a school district level, a county level. Your agent, I hope your Realtor (there is a difference so please ask your agent if they are a Realtor if you are not sure) can cover these statistics with you. Has your neighborhood had many foreclosures? From a strictly price per square foot, it is important to distinguish if you are counting basement, garage, or just heated space. Your primary competion in Lithia Springs will be the foreclosures and the absorption rate / sales activity conversation will have to cover all of these areas. Again talk with your agent/Realtor.

FIRST ANSWER

This is an excellent question for your Realtor. Price & Condition are what matter, so one would have to see the home in order to determine if your price is too high or just right. Assuming it's right, then you'd look at the market and the average days on market for a home in the top 10%.
