sure if this is the right time to get a good price. The house is over 20 years old - but is great property with a huge kitchen and master suite. 3 level deck on the back and a barn. 2 years ago we were give a listing price of 450K, Is this still a realm of possiblity in this market?

Denise, I wouldn't wait. You obviously have been thinking of moving for a few years. Why wait?
Are you moving in town, out of town? You may be selling for less than the inflated prices a couple of years ago but so is the house that you will most likely be purchasing once your home is sold. You take a little hit and so do they. If you have the right negotiator on your side, you will come out ahead.
The bottom line on Real Estate in Fletcher is that houses are selling every month. Don't hesitate if you are ready. Just make sure your home is in good shape, well maintained, uncluttered, and priced right. After that, work with an Agent that knows how to get it sold. Good Luck!

I appreciate your concern about the state of the housing market. Much depends on your need to sell and if you would be comfortable keeping your home "model home perfect" during the listing period. That can be a real pain. Homes in your price range are sitting longer on the market but if yours is in great condition, priced competitively, and available for showings, then you have a good chance of moving it.
If you do not have to move, then I would probably encourage you to wait it out. No one knows for sure but we're all hoping for an upturn early in 2009.

I understand your hesitation to put your home on the market at this time. I believe you have to examine why you are considering selling in the first place. If you are considering selling because of the need to downsize and are having difficulty with the maintenance and upkeep... what's more important? your health and well being? or getting top dollar for your home?
Fetcher is a VERY desirable area. You are located in a wonderful school district, and you are convenient to Asheville and Hendersonville.
I must point out that sellers are achieving at least 96% if not more of a realistic asking price. Interest rates are still at an all time low and homes are selling. (or I would be out of work)
The average days on the market (that's from list date to sold date)for homes priced from $400,000.00 to $499,999.00 is an average of 117 days.
The average days on the market for homes priced from $500,000.00 to $599,999.00 is an average of 234 days. With proper marketing we can improve these numbers.

Just to give you a comparison...We have a 2900 sq foot house, immaculate condition, with a barn, lake, 900 sq foot guest cottage and long range mountain views on almost 14 acres in the Hooper's Creek area. We turned down 850K almost 4 years ago. Now our realtor is saying that we can HOPE for 595K in the current market. We don't have to sell so we are waiting it out!
