We are relocating to Evergreen, Co. in 6 mo. What is the current real estate market like there?

Evergreen has remained strong but has stumbled slightly in the past few months. We have enjoyed equity gain for many years and this is the first pause in 20 years. Prices are still high but buyers are offering considerably less and the sellers who can work with less than their list price will get a sale. For those buyers who think they must get full price...they are sitting on the market. The listings I have sold this year, have all taken fairly large reductions, even though they had appraisals that were higher. You are coming in at a great time.

Hello Jennifer:
The real story on Evergreen is that the number of homes sold has gone down about 25% over last year From January 09 - April 30, 2009 only 78 homes have sold compared to a total sold last year in the same time period of 105. Additionally, the median sold prices are down. An average of North Evergreen (north of the lake) and South Evergreen (south of the lake) is about $375,000.

The big news is that the market is coming back fast. There are nearly 50 homes under contract to close in the next few weeks. While half of the homes on the south side are bank owned (which typically drags the sold pricing down), homes under contract on the north side are at a median price range of $575,000 ($200,000 higher than the area average)

The short story... it's time to buy. With rates at incredible lows, prices down 20-25%, and 350 homes on the market to choose from, you are in the driver's seat.

Thought I'd send you a quick follow up about your Evergreen, CO real estate question. The market here has been effected along with most markets-- but not too terribly. It's a tough time to be a Seller for certain.But it continues to be a great time to be a Buyer with very low interest rates and extensive inventory-- keeping downward pricing pressure on Sellers. Evergreen is a very popular mountain town that is easy commuting distance to Downtown Denver. I've relocating many families there who want to have the Colorado mountain living lifestyle, but have to work in the city. Currently the real estate market there is good. We have homes to choose from, a slightly slow market, so I would say the buyer has the upper hand. However, 20% of our homes sell in the first 30 days on market, so the "good ones" do sell quickly.

Hi Jennifer,
The market in Evergreen continues to appreciate at a very stable rate. South Evergreen as you approach Conifer has seen appreciation upwards of 6%. The current market has an abundant inventory, and it is a great time to be a buyer. Typically, as the seasons change, some sellers remove their homes from the market to wait out the holidays, and buyer traffic slows down a bit. As a result, inventory may decrease, but often the sellers who are still on the market are more motivated to sell and buyers who are looking are more likely to buy. As the seasons warm up again, you should have ample inventory to view, but prices tend to increase slightly as many buyers pick up the search after their holiday hiatus.

It is a great time to be a buyer in Evergreen!
I feel that it has been a soft market in Denver Metro and surrounding areas. My team works from Denver all the way to Grand Junction and beyond.
You may want to find out your price range first by getting prequalified and then begin a wish list of what you want the home to do for you. (ex. land size, # of baths, type of floorplan ect.)
Now you have price and a list of what you want, provide that to a good Realtor and he/she should be able to start finding homes that interest you. The market is in a slower state at this time so you will have more inventory to choose from and you need to be sure that you are getting a fair price. Sellers are in a position to be much more conservative with asking prices at this time.

You're going to love Evergreen. I just helped another buyer with their home purchase in Evergreen and so am very familiar with the market. As in other parts of the Denver metro area, sellers in Evergreen have to be very realistic about their price. When their home is priced right for this market, it can sell in a matter of days. When they set their sights too high, the home languishes on the market. No idea what you'll be looking for, but for around $375,000 to $400,000, you should expect a very nice 3-bdrm/2-bath home, likely with a view, not a lot of acreage (maybe up to 3 acres), built in the 1980s or thereabouts.
