In 2011 year to date (Single Family Residential) - 457 Home Sold at an average sales price of $206,119 with the average days on the market of 133 days. Homes this year sold for an average of 96% of the original asking price indicating that most people bought these homes with an average of a 4% discount from list. (Not bad info to have)
In 2010 (Single Family Residential) - 468 Home Sold at and average sales price of $205,843 with the average days on the market being 115 days. Homes this year sold for an average of 96% of the original asking price indicating that most people bought these homes with an average of a 4% discount from list.
In 2009 (Single Family Residential) - 524 Homes Sold at an average sales price of $198,559 with the average days on the market being 118 days. Homes this year sold for an average of 96% of the original asking price indicating that most people bought these homes with an average of a 4% discount from list.
As you can see.. the growth in property value has not shot through the roof in the past 3 years, but in a down market for sellers, the area has still experienced a positive growth, slow and steady. In most places in the country, you have actually seen the prices on average go DOWN, so to see these still going up, even in this market is a good indication that the area is solid.
Fact is, this is the best buyer's market we have seen or may see again in our lifetimes. You have picked a great time to get started for a multitude of reasons.
