few custom features. Can someone estimate the construction costs per ft without the lot/acreage? I also need referrals to competent builders. Thanks.
Hi Steve! Mindy Sands here. Check out http://www.wildernessfalls.net for a builder that can do great custom homes. His name is Nate Mulkey. Another contractor in Weiser you might try is Mann Creek Construction. That number is 208 550-0210. Let them know I said to look 'em up!

Steve,,
If you still are in the market to build in Weiser and need builder references, please contact me at your convenience. Several reputable builders are located in Weiser. Unfortunatley, the contractor who built my home 8 years ago has retired from the trade. Cost per square foot will vary dependent upon the finish products you plan to use. It would be best to have a floor plan in mind and specifications for products you want in the home, i.e. brick vs. frame, comp shngles vs. arch grade, granite vs. tile, etc. Then sit down with 2 or more builders and have each one bid apples for apples according to your specs. Remember, the cheapest may not be the best. Most builders should provide you with references, so that you can see the finished product and talk to their previous clients. You may be so lucky as to find a builder who is in the process of building a home so you can inspect the product from the ground up. My wife and I have built 2 homes in our life, both have been great experiences, although there are hitches along the way.
I have been in Weiser for nearly 8 years, having moved from Boise in 2000. I have been a licensed Realtor since 1982 and am an Associate Broker with Selecet Properties LLC in Weiser. Hope to hear from you.

Steve,
Cost per square foot is going to vary greatly depending on what materials you want to use. Start at a low of $75.00 per square foot if you are your own general contractor and can do much of the work yourself and it will climb from there.
That is actually a really low cost per square foot. Most builders do a cost plus 10% model or something close. I have some clients that recently completed construction on a $600,000 home and worked as their own GC (general contractor) when all was said and done they figured the savings a decent contractor would have netted them by making fewer mistakes and having better access to wholesale pricing they could have paid the builder and saved the headache. Keep in mind there are going to be many sub contractors on a build job and a experienced builder will know who to use and what the going rates are.
I do have some local builders that I could recommend. Stop by my website, shoot me an email, or give me a call. I can at the least put you into contact with some people who will give you some solid advice and insight.
