As the others have already mentioned, typically offer prices are confidential, so pricing is not disclosed until after the home closes escrow. There are exceptions to this rule...for example auction sites, HUD homes, some foreclosure properties Andrade instances when the owner has approved telling homeowners the "price to beat."
As my pal and fellow SCU Bronco, Charles Butterfield, has already mentioned, the best way to present an offer would be to work with an agent to help you. We cannot discuss pricing in public forums.
Good luck, and get in touch with your agent today!

You received some excellent answers for Denise Szyszlo and Irene Jacobson:
Offers on a property are confidential. This is an active listing. It would not be proper to recommend an offer for this property on a public forum.
I recommend that you contact the REALTOR that you have selected to represent you, or contact Irene or Denise for a private consultation with respect to the issue: what offer would be realistic and necessary for you to be successful in your bid for this property.
