There are some great responses below. This CAP fee is what keeps Sun City looking so great and allows the city to have so many great benefits like the community centers!

All buyers purchasing for the first time in Sun City pay a CAP fee of 3000.00 (Capital Preservation Fee). These funds are used to keep Sun City clean and beautiful. I am a Sun City resident for two years now and it is a great place to live. If down the road you should decide to move within Sun City to a bigger or smaller home, you do not pay that fee again as long as you reside in the next home you buy.
