Hi, John. A lot goes into pricing your home for sale. With a townhouse or condo, what are the amenities you have to offer? Do you have a private patio or balcony? Deferred maintenance? Is your home freshly painted, decluttered and/or staged?

You are in a desireable area of Burbank. I sold a townhome there in October for $427k, 2+1.5 with one bathroom being new...the complex had great amenities, the condo itself needed a little updating.

John, the townhome I have listed at 520 E. Cedar #B has a per sq ft of $391 -- it is listing at $435,000 for a 2 bed, 2.5 bath, 1110 sf that's upgraded. I think this may be right at "average." We actually had it in escrow for $445,000 (twice) but it fell out each time because the buyer did not perform. It's a fabulous unit and we're getting lots of showings. I hope this is useful info.

the average asking price of 2 bed homes in burbank as of May 2nd was $565k (per trulia real estate guide), this includes single family and townhomes. avg price per sq ft as of dec 2006 was $529. hope this helps. If you want a true value I suggest contacting a realtor in your local area.
