Thoughts on new duplexes in Mesquite, TX as investment?

I'm looking at something and it's brand new construction. The cash flow numbers look good --- but I am bit concerned about the area and recent value depreciation....

If you're speaking of the places on Redman that's probably about as good as it gets around here. Perhaps not perfect, but not bad either. Prices are pretty good and looks like they will cashflow some which is not always the case on new construction. Size looks good and still within good price range. There is a ton of competition in Mesquite and Garland areas, so just be prepared for rents to fall slightly as they age. Let me know if we can help with your purchase.

FIRST ANSWER

They are very nice and should rent well. The numbers are good. However, they back to 635 which is a major noisy highway. Location for inventment is not bad. It's an area that has a lot of rentals too so you may run into that issue.

The taxes are high in Texas, FYI... on these units, they run just shy of $6500.
